What is SDA?

Think ramps, wider doorways, and features that make daily life safer and more independent. SDA funding sits within your NDIS plan and covers the property itself, separate from your support funding.

EDC's role

EDC doesn't own SDA properties, but we've built strong relationships with SDA providers and housing companies right across Australia. Our role is to help you find a home that genuinely works for you, and then deliver expert support once you're in it.

How EDC helps you find SDA

  • Finding the right SDA: understanding what you're looking for, presenting suitable options
  • Navigating the admin: supporting NDIS approvals, assessments, and paperwork
  • Transition support: working with the SDA provider on tenancy agreements, home modifications and move in planning
  • Keeping in touch: ongoing check ins with you and the SDA provider after you move in

What's included in SDA homes

  • Accessibility features: ramps, widened doorways, adjustable benchtops
  • Assistive technology for mobility and communication
  • Behaviour support modifications for complex needs
  • 24/7 on site support when needed

Why choose EDC for SDA

  • Extensive network of SDA providers nationally
  • Support navigating complex admin and NDIS approvals
  • Ongoing support after you move in, to ensure the home continues to meet your needs
  • A tailored approach: matching you to the right home, not just any vacancy

Specialist Disability Accommodation: common questions

What is Specialist Disability Accommodation (SDA)?

SDA is NDIS funding for housing designed for people with extreme functional impairment or very high support needs. SDA funding pays for the home itself, not the support you receive inside it.

What are the SDA design categories?

There are four: Improved Liveability, Fully Accessible, Robust and High Physical Support. Each has different design features, from better layouts and lighting through to wider doorways, ceiling hoist provision and emergency power.

Who is eligible for SDA?

SDA is for NDIS participants who meet specific SDA eligibility criteria. The NDIA decides based on evidence of your functional impairment and support needs, usually provided through occupational therapy and other allied health reports.

What's the difference between SDA and SIL?

SDA is the specialised home. Supported Independent Living (SIL) is the day to day support provided in it. Many people living in SDA also receive SIL, and we can arrange both.
